HUGE Geographic Domain Opportunity

I just came across a great geographic domain name opportunity for someone looking to buy the .com name of a large American metropolitan city. Rick Latona is offering Shreveport.com and Bossier.com for a great Buy It Now price of $140,000 for this pair of domain names.
It has become nearly impossible to purchase an American city .com domain at a reasonable price, and it’s especially difficult to purchase a large city. Shreveport is the third largest city in Louisiana and the 99th largest in the country. The two sister cities of Shreveport and Bossier have a total metro population of 375,000 - according to Wikipedia. As of the last Overture update in January, the Overture with extension score for Shreveport.com was 277.
I would bet this pair of names will be sold before the weekend is out, so if you have been looking for a great opportunity into the geographic market, this could be the smart play. I have to believe for the developer who can build local relationships, yellow page type revenue model, these Geo-opportunities will pay off fast. It is the guy or team who can perfect the model the first time who will be able to pay-up continuously and still make more money.
Right now, we are trying to build a state.com we own and hope to transition some of that learning to a city.com. If we get live by June, these opportunities will look fun.

It should be noted that Louisiana State University is in Baton Rouge, not Shreveport. Still, I think those are great names and a fair price.

Great opportunity and I think that seeking financing to secure it might be worth it. Do you think that being in/near Shreveport, having contacts there, or knowing something about the city is a prerequisite? In other words, do you think that buying and developing such a domain remotely is viable?
